Terms & Conditions
1)If someone signs this Application Form on behalf of the purchaser(s)/firm/Company, they must provide proper documentation, like Authorization/Power of Attorney/Board Resolution. Once the signature is affixed, the terms become irrevocable and binding.
2)If, for any reason, the Developer cannot allot the opted flat, they may consider an alternative or refund the deposited amount without interest. The Developer is not liable for compensation in this regard.
3)The intending allottee(s) is responsible for complying with all laws, notifications, guidelines, etc., for purchasing immovable property in India.
4)Parking allocation is 1 for 2 BHK and 1 for 3 BHK. Availability is subject to the date of allotment, and charges apply.
5)If 10% of the total sale consideration is not paid within 30 days of booking, the Developer may cancel the booking and levy 5% cancellation charges.
6)Cancellation by the Purchaser(s) incurs a 5% charge on the total consideration. Refunds are made after project completion or finding an alternative buyer.
7)The Purchaser(s) must pay installments on time. Delay beyond 15 days incurs 13% P.A interest. The Developer may cancel the booking after a 3-month delay.
8)Contributions to the Corpus Fund and maintenance charges are outlined based on saleable area.
9)If the Agreement of Sale is not entered within 30 days, the Developer may cancel the booking. Refunds will be made after deducting 5% of cancellation charges.
10)The Purchaser(s) cannot resell, transfer, or shift the booking until the execution of the sale deed.
11)Payments must be made by Cheque/Demand Draft/RTGS favoring "Go Green Group." Cheque return charges apply for dishonored cheques.
12)The Developer holds the first lien on personal payments and a paramount charge on the flat until full payment.
13)The Purchaser(s) contributes Rs.50/- Per Sq.ft. towards the Corpus Fund for long-term maintenance.
14)The Purchaser(s) pays Rs.36/- Per Sq.ft. towards regular maintenance for the first year.
15)Purchaser(s) bear all statutory charges, GST, and other levies as demanded by the Concerned Authorities.
16)NRI/PIO status Purchaser(s) comply with Foreign Exchange Management Act 1999 and other statutory provisions.
17)The Purchaser(s) must keep their complete postal address updated with the Developer.
18)In case of Joint Purchaser(s), communications go to the first-named applicant.
19)Visiting an apartment during construction is unsafe. The Purchaser(s) agrees not to request visits until completion.
20)Architectural features shown in marketing materials are indicative; the Developer reserves the right to change them.
21)Requests for modifications/customizations in the flat/apartment are not allowed.
22)Interior works are allowed only after taking over the physical possession of the apartment. All works should be completed within 3 months.
23)Purchaser(s) pay user charges for facilities like Club facilities, swimming pool, Gym, etc., during the Developer's maintenance period.
24)The Developer may mortgage the project site for required loans, and Purchaser(s) provide necessary No Objection Certificates.
25)The terms in this Application form are superseded by the Agreement of Sale/Sale Deed when executed.
26)Courts in Ranga Reddy District have exclusive jurisdiction in case of any dispute.
